How to read it

  • Wildfire Risk - the share of a ZIP's land area falling inside a CAL FIRE High or Very High Fire Hazard Severity Zone.
  • Investment Score - percentile rank on 10-year price growth minus percentile rank on wildfire exposure, equally weighted.
  • Investment Type - quadrants split at the county median: Opportunity Zone, Red Flag, Safe Bet, Low Priority.

What it can't tell you

The score has nothing to say about insurance. A ZIP that scores well here could still be uninsurable on the private market, or priced into the California FAIR Plan at a level that erases the appreciation advantage. Hazard-zone coverage is also a modeled land-area measure, not a parcel-level risk rating - a home on a cleared lot inside a hazard zone is not the same bet as one backing onto brush. Treat everything here as a screening tool, not a recommendation.
